Infinity Park Derby is a unique collaboration between Derby City Council, the Harpur Crewe Estate, Rolls-Royce and developers Cedar House, Wilson Bowden and Peveril Securities.

The Park is located to the south of the city, next to the world headquarters of Rolls-Royce Civil Aerospace and within 15 minutes of OEMs such as Toyota Manufacturing (UK), Bombardier and JCB. Plots are available on a design-and-build basis, and can be purposed for anything from office-use to industrial distribution.


Work has already begun on its centrepiece development – an £11.8m ‘Centre for Supply Chain Innovation in Transport Engineering’ which will host Enscite – established as a collaboration between Universities to provide access to cutting edge research and technology transfer to supply chain companies in the aerospace, automotive and rail sectors.

The iHub

An exciting new 45,000 sq.ft. innovation centre nearing completion at the heart of Infinity Park Derby – a manufacturing focussed innovation and technology park in the south of Derby with Enterprise Zone status.

The design, with its curvilinear nature, embraces the characteristics of transport engineering using high quality metal cladding that reflects the materials traditionally used in the industry. The building includes both office and workshop units available to let for small and medium companies hoping to break into, or expand their role in, aerospace, rail and automotive supply chains. 

The iHub will be an essential catalyst for the development and growth of Infinity Park Derby and ultimately the creation of well-paid, highly skilled jobs.

Build Specifications

The Park, when developed out, will provide 100 acres of vibrant mixed commercial development comprising offices, industrial and ancillary leisure and retail facilities within a 21st century quality design and build setting.

Based around a centre-piece £11.8m Innovation Centre which will share expertise and offer unrivalled research opportunities, in what is set to become a centre for supply chain innovation in transport engineering.

The development will be zoned and made up of a wide range of buildings constructed on a ‘design and build’ basis, with offices starting from 5,000 sq. ft. right up to industrial and warehousing of 1,000,000 sq. ft. – all enjoying the excellent transport links you would expect from a city celebrated for its world-leading automotive, rail and aerospace industries.

Enterprise Zone status

Infinity Park Derby is one of only a select few business parks in the UK with Enterprise Zone status, offering companies based there the opportunity to take advantage of a host of unrivalled business benefits offered at both national and local level.
